Refurbishment Vs Redevelopment In Malaysia Construction Essay Malaysia property market has experienced a drastic change in 2008. The property market moved from a boom at the end of 2007 to uncertainties due to increasing construction cost. Finally, the property market moved into a relatively quiet market towards the end of 2008. With all the banks trying to tighten their loan terms, obtaining loans for development of all types of commercial building have been difficult in the last three years. Yet, study shows that there is still a high demand for space in office building in area like Kuala Lumpur. From time to time, there are several developments of new office buildings in Klang Valley area. From the study done by JPPH, there is an increase of approximately 10 million square metres of new office space throughout Kuala Lumpur. Yet, the average vacancy rate in office space decreased to 18.6%. This proved that the demand for office building is still able to cater the increase in new office space. Study also showed that there is a new supply of approximately 280,000 square metres of new office space and additional 92,000 square metres of office being refurbished and repositioned in the year of 2009. So, building owners have to struggle to maintain the popularity and the competitiveness of their building. The current lack of new-build development raises the likelihood of grade-A supply shortages when the occupier market returns, creating investment opportunities for carefully targeted refurbishment. But, usually owner is in great dilemma when they are in such situation. As everyone know, the refurbishment of office space offers advantages over new-build which can facilitate the achievement of economic, social and environmental sustainability. But, redevelopment is the ultimate solution for eliminating all problems regarding the maintenance, changing tenants requirement and other probems. Making comparisons between refurbishment and redevelopment is also problematic because the term refurbishment can be used to encompass a wide spectrum of building works, from minor cosmetic improvements through to extensive reconstruction. But, in the majority of cases, refurbishment will be a quicker and cheaper means of restoring second-hand office space to grade-A specification. As a low-cost option, the refurbishment of office space should be intuitively attractive in an economic climate marked by a lack of development finance. But in many cases refurbishment is as costly as redevelopment and likely to carry with it greater risks and physical constraints. Problem statement Malaysian has been accused as a clever builder but poor manager. For example, certain office buildings in Golden Triangle are often looked deteriorated and relatively matured compared to other purposed-built office building. Example of such older office buildings are those office building located on the fringe of Central Business District, like Jalan Ampang. These older office buildings have a higher tendency to be left vacant due to its poor office building images. This will leads to lower rental rate to be paid by the tenants to remain its competitiveness. Other important characteristic of such office building also includes by low occupancy rate, lower quality of the building and services provided. Besides, recent office developments are very likely to adopt green features such as energy saving, reduction of wastage and water usage, as well as the use of environmentally friendly materials. This new trend in development had forced many owners evaluate the condition of their building and try to make several changes to the buildings to attracts more tenants. These efforts are important to attract corporations who fascinate energy-saving and environmental-friendly building. But making such decision is not easy. The owners have to evaluate the cost and benefit of each choice, and determine the solution he desires to improve the condition of his buildings. But other factors also have to take into consideration. For example, the rate of interest the bank would charge for development of different risk, the time of completion and others also greatly affect the decision-making of owner Objectives of study This study has three main objectives. There are: To determine factors influencing the decision-making in deriving a solution to the method chosen. To identify the benefits of building refurbishment or redevelopment to the building users. To determine whether tenant likes refurbished secondary office building or newly redeveloped building. Scope of study The scope of this study will focus on selected office buildings, both building which had undergo refurbishment and those which had undergone redevelopment. To ensure a more complete study, the newly constructed building is also considered as building undergone redevelopment. The respondents of the questionnaire are limited to tenants in Golden Triangle area only. As for the property manager, all property managers can be chosen as the interviewee. Building manager who are hired by owners and acted on behalf of them, will gives their opinions in owner perspectives (maximise profit) and current tenants will voice out their preferences in choosing a building space. Methodology All the relevant data are collected through primary data and secondary data. Primary data includes questionnaire, samplings, interviews and case study. In this study, respondents identified in questionnaire study are selected property manager who represents building ownerà ¢Ã¢â€š ¬Ã¢â€ž ¢s point of view and some tenants within Golden Triangle area through sampling. As for interview session, interviewees targeted are property manager who are the representatives of building owners. Through this interview sessions, benefit of building refurbishment and redevelopment will be ascertained. Finally, case study of three similar office buildings will also be done as the quantitative analysis. All three building will be compared according to the cost incurred for construction and the benefit obtained. Then the differences in term of occupancy rates, rental and others will be calculated to represent the increment in term of market value. On the other hand, collection of data in this study will also includes references such as reference book, journal, articles, conference paper, property market reports, internet/ website searching and other sources. In addition, data will also be collected from books, magazines or newspaper article to obtain general information on building refurbishment and the effects of building refurbishment. Further details of methodology will be discussed in Chapter 3. Structure of Study This study consisted of five chapters. The brief discussion of each chapter is discussed as follows: Chapter 1 Chapter 1 is the introduction of the study. This chapter starts with an introduction of this study with a brief background. Besides, other things like problem statement, scope of study, methodology and others are also discussed in this chapter. Chapter 2 Chapter 2 is about the literature review. In this chapter, definition of building refurbishment and redevelopment, benefit of building refurbishment and redevelopment and others will be discussed in this chapter. Besides, factor influencing decision making of building refurbishment and the tenant preferences will also be discussed. Chapter 3 Chapter 3 is the methodology. In this chapter, methodology used to survey and interview in order to gather information needed. The structure of questionnaire is also discussed in this chapter. Furthermore, a brief discussion on the opinion of respondents of questionnaire and interviews will also be carried out in the last part of this chapter. Chapter 4 Chapter 4 is the chapter regarding research findings analysis. In this chapter, data gather will be analysed and presented in this chapter. An analysis on the benefit of building refurbishment and its value-enhancing ability will also be carried out by studying the information gathered through interviews, questionnaire survey, and secondary data. Chapter 5 Chapter 5 discuss about the conclusion and recommendation. In this chapter, conclusion from the findings and analysis of data in the previous chapter will be discussed and summarized. Besides, it also illustrate on the confirmation of the objectives and overall summary for the whole study. Other information included in this chapter is the suggestions for further study.

Socialism: What is the Ideal?

As a Salesman myself, I feel that I can relate to Death of a Salesman, to the extent of understanding what the job entails. In this essay, I shall depict the effects that socialism had on the characters of Death of a Salesman. I will include the social struggle of society, the contradictions involved, and the ideas of success, the character’s goals, and Willy’s downfall. I shall also include how Socialism has affected the real world and our nation’s society. Willy Loman’s world enticed him to become something he was not. Society placed a burden upon Willy’s head, of which he could not bare. But he was agonized by his awareness of being in a false position, so constantly haunted by the hollowness of all he had placed his faith in, so aware, in short, that he must somehow be filled in his spirit or fly apart, that he staked his very life on the ultimate assertion† (Miller 1594). Miller’s statement implies that Willy was in such a rut, knowing that he could not afford to pay for his appliances or even for his automobile, that he risked everything to succeed. The government however, in Willy’s world, defined what succeeding really is. Socialism means the substitution of governmental judgment for that of the individual and for individual ambition as well† (Myers 3). Willy’s ambitions involved obtaining a new career closer to his family and being able to afford all of his material objects. â€Å"Committed himself so completely to the counterfeits of dignity and the fake coinage embodied in his idea of success that he can prove his existence only by bestowing ‘power’ on his posterity, a power deriving from the sale of his last asset, himself† (Miller 1594). It is clear that the government played a major role in creating those ambitions. Biff’s social struggle included living up to his father’s expectations, of which his father did not necessarily approve of, until the end of the playwright. The government as a whole decided what was acceptable in society, and what was not, which is true to this day. Society has demanded a great deal from its inhabitants for thousands of years, especially in the United States. We soak up the governments and large corporation’s idealism everyday through nearly every source of entertainment we consume. A good example of true socialism would be a class-system, such as in central Asia, specifically China and India. For many years the Chinese and Indians have accepted a socialistic way of life, judging and ranking their citizens merely by blood-line and skin-color. For instance, both countries considered lighter (paler) skinned individuals as having a higher status compared to darker-skinned individuals. Therefore, even today, the sales of large amounts of skin-lightening creams exist in the Asian market. The largest contradiction I have come to understand is that exerting too much effort into an ideal ultimately ends in disaster. We witness this by examining Willy Loman. He, as a salesman, has an extremely stressful lifestyle. He ponders as to what he will do about his son Biff, and how he will be able to afford his bills. His lust for existence drove him mad, and eventually became the exact thing that invoked his demise. The ideas of success vary between characters in Death of a Salesman. Happy understood success as being able to provide for his family, more than merely financially. He always made statements on how him and Biff would open a sporting goods store, and be successful. Willy’s idea of success, in my opinion, was confirming his existence in society as a hard-working, honorable American. He however, drove himself mad as life-events spiraled downwards. Biff pursued to do something with his life, making his father happy in the process. Biff provides evidence of struggle by suggesting â€Å"When all you really desire is to be outdoors, with your shirt off. And always to have to get ahead of the next fella. And still – that’s how you build a future† (Miller 1429). That statement defines a key point in the story, because it symbolizes how each character yearns to get ahead and be successful. Miller’s playwrights were heavily influenced with Socialism, as Helge Nilsen states, â€Å"Human beings are sacrificed to economic interests in ways that are not only immoral, but even criminal in nature† (1608). That statement suggests that Miller purposely set each character up, in order to have a certain Socialistic ideal embodied within their personalities. Biff, however, has begun to rebel against his father’s ideas and to feel his way towards different standards, meaning those that Miller associates with the socialist society† (Nilsen 1609). The value of success is very difficult to measure. Each and every individual has their own understanding of success, as did Biff, Happy, and Willy. Society, for the most part, has labeled success as obtaining financial well-being. If someone were to be well off financially, then they are considered successful to the majority. Socialism has embedded that concept in our minds, from childhood to the present day. The socialist mentality is usually also an atheistic mentality, where atheism is understood not so much as the disbelief in God as the hatred of God – an attitude as precarious logically as it has been destructive in practice† (Kimball 16). That statement indicates that Socialism is equivalent to brainwashing an individual’s values. Willy’s goal in life, in my opinion, was to be successful enough to instill the correct ideals in his children’s mind, and to also recognize his own existence. Biff’s situation, in Willy’s mind, was a major conflict in his life. Without Biff becoming successful and making something out of his life, Willy would not exist and live up to his own ideals. Biff’s goals however, were filled with confusion and insecurity. Biff exclaims, â€Å"I’ve always made a point of not wasting my life, and every time I come back here I know that all I’ve done is waste my life† (Miller 1429). From that statement, I presume that Biff would like to fulfill his father’s request of not wasting his life. We witness that towards the end of the playwright, when Biff begins to sob and then embraces Willy. That moment in the play contributes a large amount to the irony towards the moral of the play, to exist is to meet one’s ideals. Willy’s realization however, brought upon his demise. Death of a Salesman’s overall plot and theme brings out a powerful message to today’s society. In our country today, individuals do not necessarily seek certain prospects out of pure joy, but rather out of financial greed. For example, class-systems still exist to this day in some countries, and diminish the value of overall life for the less fortunate. The ultimate downfall of Willy was that he consumed himself of his true values. His urge to make money and be a great salesman drove him wild. He did not realize what Biff was attempting to do until it was too late. As Nilsen stated, â€Å"But Biff continues his attempt to break through to his father’s feelings and establish a genuine connection and respect between them. Hence his plaintive cry: ‘Pop, I’m nothing†¦I’m just what I am, that’s all’† (1611). Since Biff did not abide by the socialist ideals of the time, Willy was determined to correct it. I believe Willy could not handle the pressures of life, and therefore ended up where he did. In this essay I have written about the effects of Socialism on the characters of Death of a Salesman. I described the effects social struggle, contradiction, ideas on success, their goals and Willy’s ultimate downfall. Writing on this topic was quite interesting, because it made me open my eyes on the current situations of our nation. Overall I believe Socialism is expressed greatly in this playwright, and that it teaches the reader that certain ideals such as financial prosperity are not always the answer to life.

My experience in shipboard is very memorable for me, every day your going to treasure it. My experience goes this way, trip to Manila. I’m very excited and when at the port i’m very disappointed because our CoOJT’s from LPU Laguna is some kind of â€Å"maarte† and we met our STO Sir Joepet a very kind STO and I really like him. see more:examples of narrative report When we embark at the ship I feel a little bit nervous but not because of I’m of I’m afraid that the ship is going to sink while underway I’m afraid of what if I can’t do all task that they are going to give us. After fixing our things we go straight to the multi purpose room for our orientation, after that our STO gave us a time to familiarization we proceed to the Island Fiesta where the tourist accommodation eat their meal. We woke up very early and to be exact 2am for us not to be late in our duty. We are 14 so we 7 pairs and my partner is Erika my dear friend.  Our first duty is at the Island Fiesta, its really a Fiesta because of 80% of the passengers ate at Island Fiesta. our time of duty is 10hrs but its s broken sched were in we have a time to rest, in Island Fiesta it measures how long your patience is, how good you are in selling and convincing power sales talk. at first I’m shy but when I find it exciting and fun I really enjoy it I really do my best to call all attentions of the passengers and we have a good sales, after that I was assigned to dining and I do bussing out are first complicated and hard to do but at the end I enjoy even if the other passengers are irritating and annoying. Second duty is housekeeping I really enjoy it especially the trash out things and bed making even though the one casual is snob I still enjoy and in our third duty in Quik Mart we sell snacks and beverages we shout and shout walk and walk, sometimes could by passengers and sometimes the passengers get mad of us because we can’t understand them, and their pronunciations is very hard to understand. Forth duty at the front office I got mad because in whole duty we just stand there after our duty my legs aches. Our fifth duty is at the galley or kitchen I really enjoy it the chefs are very kind they are all approachable and funny they make us laugh the whole duty, and the task they gave us to slice 100 kilos bittergourd and peeling other staff. And food in ship is errr! sometimes tasteless sometimes they are very rich in salt, and the food is  just the same the whole OJT. And the casuals are very nice and kind unlike the other trainees seems they are the manager or supervisor. -Angelica Dominguez HRM 3A â€Å"My Magical Experience on Shipboard† May 14, 2014 was the day when we leave Nueva Ecija and go to Tondo, Manila(North Harbor Pier4) to start our Practicum1 at Ship. On this day also was our first voyage(Manila to Cagayan de Oro). when we already board at the ship, the first thing we do is meet and greet our STO Mr. Joepet Gallego discussed and issued the rules and regulations while were on the ship as well as our schedule and we also had our tour on ship to familiarized every department of the ship. On the next day, May 15, 2014 we already started our first duty at Island Fiesta food court wherein we bussed out, we served etc.,. On my first day on the ship I fell boring, but when the day had been passed I enjoyed every second, minute, hour and days with my co-trainees. I already learned to love what I am doing because they all treated me well especially casuals, they treated us good. We learned a lot from them and we will never forget this experience. I can tell everybody that this experience is magical because it helps me to grow up and become a matured one. -Erica Portacio HRM 3A I was so excited that we experienced being a part of 2GO TRAVEL. it was so nice because all of them the casual, the crew especially to our STO,all of them, they are so very kind. They share us their knowledge and experiences at the ship. During the 1st and last day of our duty we enjoyed being a trainee together with my partner. I learned a lot on this training that you need to treat all passengers good, respect them and show them that they are welcome,and even when passenger say bad words all you can do is smile show to them that looks like nothings happen. When we are on the ship, they taught us about the history, mission and vision of the company, corporate values, vessels, facilities and services of our prescribed logistic company. They also told us about the training rules and regulations, basic house rules and standards like the standards of courtesy and decorum on board, uniform requirements and grooming standards. Also familiarize with the safety alarm, signs and symbols. Most of all, we are very happy because our Shipboard Training Officer is very nice, he take care of us while we are on our duty. And all of the employee in the ship is very friendly. This is v ery memorable experience in my OJT. -Mariel Miranda HRM 3B As an Hrm Student, we were required to take On-the-job training related to our course. I decided to take my Ojt at MVSJP II, a vessel from 2Go travel. I started my Ojt on May 14, 2014.   On our first day on the ship, we took a lecture headed by our STO or Shipboard Training Officer, Mr. Joepet Gallego, then he gave us our  assignments of duties. Our duties revolved on Food and Beverage, Housekeeping, and Front Office Department. On the Food and Beverage Department, I have experienced a lot of works from bussing out dishes, serving foods, setting up the table, and kitchen works. I can say that I’ve learned bunch of things there like the proper way of talking to the customers and to work grace under pressure. On the Housekeeping Department, we cleaned, took out trash, and do â€Å" bed making† on the different accommodations of the ship. I have applied my knowledge on bed making which I have learned from school and made my work easier. Also, on this department, we have assigned to assist passengers to their rooms or accommodations, this was very enjoying because I was able to meet different people. On the Front Office, it was a must to always wear your smile in every situation. I have learned here to always stay calm and polite to the guests whatever their mood was. I have also learned the proper way of grooming myself. The whole Ojt experience for me was very challenging but fun . I have practiced and developed a lot of my skills. As a trainee, I’ve learned to follow strictly on instructions. I improved my self confidence and somehow became more sociable to people. I’ve learned to become flexible, to act professional and be polite at all times. I became aware to treating the customer’s right. I’ve learned to enjoy my work and my workplace, and to enjoy working with the people around me. The night also I can’t sleep because i feel a little beat scared because of the ship is swaying. The first day of my duty is in Quik mart, my partner is Benjie Cardenas, He is also my partner in my whole OJT in the Saint Pope John Paul II. Every day in my duty we enjoyed together, the casual of the ship and my co trainee from other school. I’m very thankful, blessed and happy for being a part of the shipboard training, 15 days working hard but full of learning and also happiness. A lot of moments once in a lifetime. I can say that my OJT will never forget in my whole life. -Byron Macalinao HRM 2B My on-the-job training experienced is very happy because that is my first time to travel the diff. parts of the Philippines. At first, I felt so excited and also nervous. Our first day in the ship is just an orientation. My first experience in OJT training, me and Byron assigned in Quik Mart. I feel shy and nervous, the we sell clothing, we enjoy it because supposedly turned just like itinerant. Second day in housekeeping also we assigned. We meet Sir Toto, he is the kindest crew, he taught the technique in how to bed making etc. We  experienced to mop a staircase, we also assign ports. It is not easy because it’s too many passengers need to assist but it is okay because we requested the hotel manager assigned. We also experienced the Island Fiesta difficult because too many passengers eating. Also taught proper bus out, I enjoy it even fatigue. We also dropped in Cagayan to buy goods and also flesh out, food trip. The street food in Cagayan was very delicious. Then in Cebu we go to the most important ancient church and the Magellan’s Cross. -Benjie Cardenas HRM 2B During my OJT, I learned how to be a responsible in my own way, on the first day of my OJT, I feel nervous but I’m so excited, I learned how to love, care and respect our customer. Me and my partner experience or encounter some trials or problems but we solve it because we helped each other. First, to entertain guest, if what they need in the front desk. Second, on how to serve the food and to bus out. On my first duty, we assigned at the front office, I feel bored ï Å' but the day past, we all getting haggard, we need to woke up as early as 3am to arranged ourselves for everyday duty. I experience a lot of thing that on shipboard experience. At first, yeah it’s so hard to work especially on Island Fiesta but time after time it’s become easy because we enjoyed what we’re doing. Every day we have a rotation for those different areas. First week of our practicum at the shipboard was not easy for me because every day we have to  the different kind of task for that area, so the crew teach us like on housekeeping at the cabin we learned the bed making, towel folding and on different rooms we also do cleaning passengers room, the comfort room and we also do trash out. At the Front Desk , we were great and assist the passengers about their concerned, at Restaurant like Horizon and Island Fiesta we were serving foods for the customers, bass out, washing dishes and cleaning the table. we are also selling foods and beverages at the Quik Mart. All Crew teach us well for what we were doing on their area and they treat us like their family also our STO Mr. Joepet Gallego who rounded every hour to see were doing , check our attendance and care for us when one of us are sick, we met a lot of student in different schools they are our co-trainees. Evaluation of the New Deal 1. There are three main reasons why Roosevelt was supported in the 1932 election. The first was Herbert Hoovers unpopularity, people saw him as a do nothing president and they did not think that he was trying to restore America. The truth was Hoover did try to restart the economy in 1930 and 1931 -after the Wall Street crash- by tax cuts, trying to persuade business leaders not to cut wages and introducing tariffs but most observers regarded it as tinkering and thought that they had trusted him and that he had let them down. People were sore about the loss of their money. Farmers had a slogan of In Hoover we trusted and now we are busted. Even more damaging to†¦show more content†¦Thousands of servicemen who had fought in the First World War marched on Washington asking for their war bonuses. They camped peacefully outside the White House and sang patriotic songs. Hoover who refused to meet them but his instructions were to treat the marchers with respect, however these were ignored as the marchers were chased out with tear guns. Hoover would not admit that he had failed to control General Douglas MacArthur who had been appointed by Hoover to control the situation. Roosevelts Policy promises (the New Deal) were the second reason why he was so widely supported. He promised that the Government would spend money on benefits for the unemployed and on public works to create jobs and restore America. They would also give grants and loans to businesses. More jobs would be around and people would start to spend money and confidence would increase. This would lead to economic recovery and the country would get back to how it was before the Wall Street Crash. Roosevelt promised to wage was against destruction, delay, deceit and despair, He filled people with the confidence needed, - he pledges himself to the American People. He promises to restore America but he takes them in his confidence and asks them to: give me your help. The final reason why Roosevelt won was his campaign.
